Instead of chasing shiny objects, Santini focused on mastering flips and rentals in high-demand areas like Deptford, Glassboro, and Cherry Hill. He honed in on creative finance, undervalued homes, and smart rehabs—and it paid off.


3. Invest in Education

Even after his first few profitable deals, Santini kept learning. He worked with mentors, joined masterminds, and consumed books and podcasts daily. “I wasn’t afraid to be the dumbest person in the room. I just didn’t want to stay that way,” he laughs.
